Building permits address how the building is constructed with respect to life safety, structural integrity, property protection, use, and occupancy.

They also address your project’s architecture, engineering, mechanical, and electrical design.

Depending on the scope of your project, a development permit may be required before a building permit will be issued. Once your project is complete, a building inspection may be required to ensure work meets or exceeds the Alberta Building Code. Fees may apply for inspection and permit services.

Apply For a Permit

To apply for a permit, create an account in CityView and submit the required documentation. Fees vary based on project type and size. Fees cover inspections at various stages, which must be scheduled by the property owner or contractor.

Types of Permits

Trade Permits

Note: An owner must possess adequate knowledge to ensure the work undertaken is in compliance with the applicable codes. A permit issuer may limit the type and scope of the undertaking for which a permit is issued.

Most residential projects require a permit. Get started with the Residential Building Permit Application, with the exception of minor repairs (e.g., painting and flooring replacement), non-structural landscaping, and cosmetic work.

Get started with the Commercial Building Permit Application for commercial, industrial, or multi-residential projects that require building permits for:

  • New Construction
  • Foundation
  • Additions
  • Demolition
  • Alteration

Building Inspections

City of Leduc’s Safety Codes Services is responsible for administering the approval of building permits, including plumbing, gas, electric and heating.

Safety Code Officers conduct building inspections to ensure all residential, commercial, and industrial and institutional properties meet the requirements set out by the Alberta Building Code and related regulations.

  • Contact the office 48 hours in advance to arrange for a building inspection.
  • Call Planning and Development at (780)-980-7137 or email [email protected]. Arrangements will be made with a safety codes officer to inspect.
  • If the safety codes officer identifies any problems, it is your responsibility to have them corrected. This may require re-inspections to ensure compliance.

Lot Grading

Proper grading is essential for effective drainage and to prevent flooding on your lot and neighbouring properties.

Guidelines

  • Grading must comply with the City-approved grading plan tailored to each development area. Homeowners should refer to the City’s grading guidelines when planning landscaping or any work that might alter their property’s slope.
  • Residents should consult with the City to ensure compliance before making changes that could affect drainage, like adding patios or paving.

Secondary Suite Addressing

Leduc residents with legal secondary suites on their property can apply for mailing addresses for the suites through the City of Leduc.

Suite addressing assigns a permanent address to authorized secondary dwellings that are properly permitted and Alberta Building Code compliant.

Addressed suites can better accommodate parcel and mail deliveries, tenants will be able to set up their own utility services such as cable and internet, and emergency responders will be aware of the secondary dwelling in an emergency.

DISCLAIMER: Only suites that are permitted developments and Alberta Building Code compliant may be assigned an address. Residents who apply for an address for a secondary suite may require an inspection. If the space is not Code compliant, owners will be required to rectify all issues, at their own cost, before the unit may be issued an address.
