Initial housing assessment identifies community concerns

Tuesday, May 28, 2024

With the completion of the public engagement process, development of Leduc’s Housing Strategy continues. Over 1,000 residents responded to a survey distributed in February 2024 focused on housing needs in Leduc. The community’s main concerns are rooted in the challenges of purchasing a home and the of anxiety of mortgage and rent payments becoming unaffordable.

Leduc’s strong growth in the past decade can be attributed to the city’s location, which attracts developers and people from the region due to affordability of single-family homes in relation to Edmonton. This growth has brought on new housing concerns since the City’s Attainable Housing Strategy (AHS) was adopted in 2008. The new Housing Strategy in development will replace and expand on the AHS.

“The Housing Strategy will be informed by research, analyzing best practices and public engagement so we can understand how to best shape future housing development in Leduc,” says Teaka Broughm, City of Leduc Director of Planning and Economic Development. “Our goal is to build a more inclusive and resilient housing landscape where everyone can have access to safe, affordable and suitable housing options.”

To get a clear understanding of housing needs in the community, research and preliminary work has included:

  • Policy and literature review to understand the current context for housing in Leduc and the Edmonton metropolitan region
  • Public engagement to get feedback from residents, businesses and community organizations
  • Preparing a draft Housing Needs Assessment (HNA) to consider Leduc’s current and projected population demographics, market forces, and future housing need.

Once complete, the Housing Strategy will provide a framework of policies and actions to prioritize and support development across the housing continuum with evaluation indicators for monitoring progress. The strategy is anticipated to be done this fall.
