Development Approvals
A development approval is when a submitted permit to the City of Leduc is given the go ahead to begin construction, addition or renovation on a property. This can include new buildings, additions, change in use or intensity of use of land or buildings, signage on buildings or on private land.
When a development permit is approved it can be classified as permitted use or discretionary use. Permitted uses that comply with regulation and are approved by a Development Officer. Discretionary uses may be approved or refused by the Development Officer by factoring in considerations like the site, and how the proposed use complies with regulations and relates to surrounding areas.
When a discretionary use permit is approved, adjacent properties will be notified by mail and approvals will be listed below.

Under Leduc’s Land-use Bylaw (No. 809-2013) discretionary uses must be shared with the community to allow citizens the opportunity to appeal the Development Officer’s decision.

Anyone who would like to appeal this decision can do so through the Subdivision and Development Appeal Board. The appeal process information can be found online at: Leduc.ca/SDAB or by calling 780-980-7156. Appeals, along with the $125 fee, must be submitted within 21 days from the date the permit was issued, to the City Clerk’s Office either by email city_clerk@leduc.ca, or by mail/delivery to 1 Alexandra Park, Leduc, Alta. T9E 4C4.
